subtracting dates to return number of days

Specs: Windows XP
This formula works if the cells have dates or 0, blank returns the today()-default date in excell, how do I correct the formula to return a blank cell in days off line.

Date Date Days Offline
06/27/11 07/27/11 30
blank blank 40751

=IF(L3="",TODAY()-K3,L3-K3)
