WINNT4 Server / DHCP Probs

I have been experiencing some problems with our DHCP server running on NT4 Server. Maybe twice a month we receive the following error message in the event viewer "The JET Database call returned the following Error : -510" which in turn stops the DHCP server issuing IP address's. I do have a short term resolution which is to Stop the DHCP service, Delete the contents of the DHCP folder in \WINNT\SYSTEM32\ and restart the service. This resolves the problem in the short term but does anyone know why it is doing this and a long-term resolution?

Any help much appreciated.

Check to make sure that static IP Address's are not included in the range, especially the ip address of the DHCP server.
