In New York state and in many other states
both sides in real estate transaction, or at
least the buyer, must be represented by a
lawyer, to protect buyer’s interests. Is it
limited to legal part, like examining
documents, keeping everything on time, etc.,
or does it involve mortgage evaluation and
comparing mortgage requirements with buyer’s
financial situation?

To my knowledge the retention of legal council is supposed to insure title clarity. Debt burden, loan restitution, etc., etc. is the burden of the lender

Actually the sole purpose of aquiring a lawyer is for legal advice that protects you from the unscrupolous con artists that are proficient in the legal aspects.

One should never hire or use a SUPPLIED attorney to represent themselves but should make sure the attorney is independent of the other side, and knowledgeable in the field of expertise that you need them to represent you in!

You do not hire a tax attorney to represent you in a criminal proceeding.

In the purchasing of real property then one nedds an attorney that is expert in that market to save you from being ripped off from a realestate agent for faulty title work and contract law for costs incured for services rendered and warranty,
